Our mission as an Association Management Company is to provide the highest quality service to our clients. We understand that, along with an association's Officers and Directors, it is our duty as managers to maintain a community that operates effectively and is financially sound. And at North Pacific, we possess the requisite financial, customer service, and property maintenance qualifications to provide our clients with the foundation for successful stewardship of their property and to maximize its value. Whether you have an interest in a Common Interest Development, a mid-rise residential or office building, or a mixed-use property, North Pacific can assist you in its management and maintenance.

OUR SERVICES
North Pacific Properties provides all of the services necessary for a successful association. We bring expert resources to all phases of property management--including Administration, Financial and Property Management services. We believe that our policy of personal service is the key to insuring that your management program is designed and executed to suit your needs best.

ADMINISTRATIVE
• Issue notices to Officers, Directors and Homeowners for meetings
• Attend meetings for questions regarding our contracted services
• Assist with correspondence among Officers, Directors, & Homeowners
• Maintain a roster of association members for the Secretary
• Advise the Board upon request in areas of our expertise
• Make all required information easily accessible
• Assist the Officers with enforcing the governing documents
• Work with the Association's attorney regarding any legal matters

FINANCIAL
• Collect monthly dues and any special assessments, including following up on delinquencies, finance charges and liens
• Receive, review and approve vendor invoices and other expenses with the assistance of the Treasurer of the Association
• Maintain the books and records in accordance with generally accepted accounting principles and with the advice of the Treasurer of the Association
• Prepare monthly financial reports for the Board of Directors
• Correspond with and give notice to all interested parties regarding the Association's financial information
• Assist the Board in preparing an annual budget
• Submit to the Board a monthly Budgeted versus Actual Income and Expense report
• Work with the Association's accountant in preparation of its tax returns and other tax obligations
• Offer assistance with general liability, property and E&O insurance issues for the property, the Association and its Officers and Board Members

PROPERTY MANAGEMENT
• Handle all aspects of renting a Homeowner's property-- from marketing to move-outs
• Engage in property inspections and making the necessary repairs/replacements
• Maintain a 24-hour response team for homeowner requests and emergencies
• Supervise third-party, contracted services
• Generate reports on the management of the property
• Handling maintenance and repair requests from the Association
• Promote a clean and professional operation of property and grounds
